How much tax do I pay when buying a resale property in Andalucía?
On resale homes in Andalucía, the main purchase tax is the transfer tax (ITP) at 7% of the declared price. You should also budget for notary, land registry and legal fees, typically a few percent more. New-build purchases are taxed differently, with VAT and stamp duty instead of ITP. We recommend appointing an independent Spanish lawyer to confirm the full cost for your specific purchase.
Does buying a property grant Spanish residency?
No. Spain abolished the real-estate Golden Visa in April 2025, so purchasing a property no longer provides any route to residency. Buying a home on the Costa del Sol is purely a property transaction. If residency matters to you, take independent immigration advice on the visa routes that currently apply to your circumstances, separately from the property purchase itself.
