About this development

Two- and three-bedroom homes in La Alcaidesa

Panoramic sea views reach the homes from a hillside position above the Mediterranean, with garden and pool views also found depending on aspect. Private terraces measure 125 m² and extend the living space outdoors, while hot and cold air conditioning and underfloor heating in the bathrooms keep the interior comfortable through the seasons.

The development sits in La Alcaidesa, within the municipality of San Roque, close to Sotogrande. Homes come in 2–3 bedrooms and 2 bathrooms, with built areas of 108 m². Completion is scheduled for May 2027.

Where it is

La Alcaidesa lies within San Roque, in the Sotogrande area, in a frontline golf setting close to golf courses, the sea, shops and schools. The complex sits on a hill, giving the homes panoramic sea views over the Mediterranean coastline.

The homes

Homes here come in 2–3 bedrooms and 2 bathrooms, with built areas of 108 m² and private terraces of 125 m². Interiors include a kitchen-lounge layout, fitted wardrobes, an ensuite bathroom, double glazing, electric blinds and an entry phone system. Air conditioning covers both hot and cold modes, and underfloor heating warms the bathrooms. A lift serves the building, and the homes include garage and private parking.

Communal areas include a landscaped and communal garden, a pool with a children's pool, a gym, sauna, jacuzzi, tennis court and a bar, plus a utility room. The complex is gated, and sustainability features include photovoltaic solar panels and solar water heating.

Life in Sotogrande

Sotogrande is a private community in the municipality of San Roque, about 25 km north-east of Gibraltar, running from the sea into the foothills of the Sierra Almenara. Development began in 1964 with a golf club, followed in 1965 by the Polo Club de la Playa and the Tennis Hotel, and in 1987 the port opened on the right bank of the Guadiaro river, with a sailing school and a specialism in luxury boats.

Golf is the backbone of the place. Sotogrande has five major courses, among them Valderrama, Real Club de Sotogrande and San Roque Club. Valderrama, established in 1974, hosted the 1997 Ryder Cup, the first in continental Europe, and has been home to the Andalucía Masters since 2017. Nearby, Alcaidesa Links Golf Resort has two 18-hole courses, and from the Links course there are views to Gibraltar and, on clear days, to the North African coast.

Polo has its own address here: the Santa María Polo Club hosts over 40 competitions a year, and the International Polo Tournament has run for more than 50 years. In August, the Sunset Valley Festival comes to the area.

Renting it out

Rental income depends on the location, the home and how it is managed, and any return figure should be treated as an upper bound, not a forecast. Net income is lower than gross rent after community fees, property tax, insurance and management.

For holiday lets, Andalusia requires registration as a tourist dwelling, and a community of owners can ban them by a three-fifths vote. Check the community statutes before you buy.
