About this development
Five-bedroom villas with basements in Estepona
A multi-use basement with its own gym sets these homes apart, tucked beneath each villa alongside the more usual living space. Covered terraces, tropical gardens and a solarium with a jacuzzi give the outdoor areas as much weight as the interiors, with golf, garden, pool and courtyard views from different parts of the plot.
The villas sit in an urbanisation in Estepona, close to shops, schools, the marina and the sea. Homes have 5 bedrooms and 6 bathrooms, with built areas of 287–375 m².
Where it is
The villas stand in an urbanisation in Estepona, within reach of shops, schools, a marina and the sea, and set among golf courses. The surroundings bring together coastal and golf living, with the quiet of a residential setting rather than a town centre.
The homes
The villas come in three layouts, each with 5 bedrooms and 6 bathrooms. Built areas measure 287–375 m², with private terraces of 106–110 m² and plots of 400–532 m². Bedrooms have ensuite bathrooms, and the homes include fitted wardrobes, a fully fitted kitchen, a utility room and underfloor heating, with a fireplace in the living areas.
Each villa has a basement set up as a gym, a solarium with a jacuzzi, a covered terrace and a private garden with a private pool; some also have an indoor pool. The development offers paddle tennis and tennis courts, a communal gym, barbecue areas and a restaurant on site, together with underground and covered parking for two or more cars. Security features include an entry phone, alarm system and 24-hour security, and the homes are fitted with domotics and wifi.
Life in Estepona
Estepona keeps its old town at the centre of daily life. The Plaza de las Flores gathers the Clock Tower, the remains of the 15th-century San Luis Castle and the church of Los Remedios within a few steps, and murals decorate the walls of the streets around it. A little further on, the Orquidario, opened in 2015, houses 1,300 orchid species.
The sea is part of the routine. The coastline runs for about 21 km, with La Rada, more than two and a half kilometres long, as the town's main beach and Playa del Cristo as a small sheltered cove. At the Puerto Deportivo, leisure and fishing boats share 447 berths, and a market is held there on Sundays.
Behind the coast rise the foothills of the Sierra Bermeja, and golf is part of the landscape, with Atalaya, Valle Romano, Paraíso, Azata, El Coto and Campanario all listed in the area. The year follows the town's own calendar, from the Feria in the first week of July to the sea procession of the Virgen del Carmen on 16 July.
Renting it out
Rental income depends on the location, the home and how it is managed, and any return figure should be treated as an upper bound, not a forecast. Net income is lower than gross rent after community fees, property tax, insurance and management.
For holiday lets, Andalusia requires registration as a tourist dwelling, and a community of owners can ban them by a three-fifths vote. Check the community statutes before you buy.
